Included in your
room rate is a
full country breakfast custom
cooked for you off our menu any time
between 7:00 a.m. and 9:00 a.m.
We can often accommodate early
breakfasts on request or we'll pack
a continental breakfast 'to go.'

Each room has elegant
robes, and all guests have access to
our
sauna building and
outdoor hot
tub!

All guests have
access to a common guest kitchen
with a full-size refrigerator,
microwave, and sink. There is
coffee/tea/cocoa and home-baked
goodies available 24 hours a day.

Each room has a 32"
LCD television with cable TV service
and a DVD player. VCRs are
available on request.

Wireless high
speed internet is available
throughout the inn and is included
in your room rate. Most rooms
have desks (Rooms 6 and 7 do
not).

Each room has a hair
dryer, iron and ironing board, soap,
shampoo, conditioner, hand lotion,
and a makeup remover wipe. All
rooms have a private bath.

Each room has
individual heat controls and air
conditioning (in-season).
Rate and occupancy
Information:

Our Augusta Maine
area inn welcomes guests with young
children in accordance with state
law, but the inn caters primarily to
couples, business travelers, and
families with older children.
Our guests are generally looking for
the peace and quiet of our country
location. Some guest rooms are
more suited for young children based
on their location separate from the
other guest rooms, so please inquire
so we can try and assure the comfort
of the other guests. We do
not have portable cribs or
pack-and-plays.

A
third person
(regardless of age) is $25
per night above
the double rate (NOT AVAILABLE IN
ROOMS 3 AND 5). Our rooms
cannot accommodate four persons, so
please call to see if adjacent rooms
are available!

Rollaway Bed
is available at no additional
charge for some rooms (please
inquire at time of reservation as we
only have a few available).

We accept all major credit cards,
travelers checks, and personal
checks (with identification) as well as cash.

BedandBreakfast.com gift
certificates/gift cards are limited
to $200 per reservation, cannot be
applied to any already discounted
rates, and are not valid for holiday
or special event weekends. The
use of these certificates represent
a significantly discounted room rate
for us.

Please add
the prevailing Maine State Lodging Tax to
our nightly rates, and this rate is
presently 8%.

A
2-night minimum applies on July and August weekends, and at
times of regional special events,
but please call if you are
interested in only one night and
we'll do what we can to accommodate
you.

Government rates
may be available for state and
federal government employees on bona
fide government business.
Authorized travel vouchers will be
required to obtain this rate.
We are on the
approved
federal lodging list.

Just a few Nitty-Gritty
policies: |

All rooms and interior areas are NON-SMOKING.
The covered front porch is available
as a smoking area.
-
Rooms are ready by 3 p.m. You may
check in any time the rooms are
ready which may be earlier in the
day. Late check-ins can be
easily accommodated at any time, but
we ask that you let us know if you
plan on arriving after 8 p.m.
-
Check-out time
is anytime before 11 a.m. and as a
smaller inn we appreciate your
respect for our check-out time so
that we may prepare rooms for the
incoming guests.
-
We ask that any children remain
under the supervision and control of
adults at all times, and parents
will be responsible for any damage
-- we have antiques and other
interesting things throughout the
inn.

Sorry, but no pets regardless of
size or demeanor. Our llamas
don't like dogs of any size
so this policy is for
your pet's protection. We are
happy to refer you to kennels in the
area.

You are welcome
to bring your own liquor for
consumption in your own guest room
(and we have an ice machine), but we are
fully licensed for the sale of
liquor, therefore Maine state law
requires that any liquor consumed in
the common areas must be purchased from
us.
-
NO CANDLES in
guest rooms or bathrooms. We
have soft mood lighting available in
all the whirlpool rooms so candles
are not necessary, and it keeps our
insurance company happy.

PLEASE
OBSERVE OUR RESERVATION AND CANCELLATION POLICY:
We are a small property with
personalized attention, so our policies may be
stricter than for larger hotels, and
cancellations affect us greatly.
A credit card may be used
to guarantee your reservation, or you may send a
50% deposit for your entire stay (a minimum of
one night’s deposit required). 7 days
cancellation notice IN WRITING is required to
avoid being charged 50% of the entire stay, with
a minimum charge of one nights lodging.
The full cost of your entire stay is charged if
you cancel with less than 48 hours prior to
3 p.m. on the day of scheduled arrival, if you
shorten your stay, or if you check out early.
If we are able to rebook your canceled room(s),
a full or partial refund may be made and a
rebooking fee of up to $50 per replacement
reservation may be charged (i.e. there may be
multiple rebooking fees). Please NOTE that any
required prepayments are NOT REFUNDABLE
regardless of the advance notice unless we are
able to rebook the room (and there will also be
a rebooking fee charged).
